Parking garage inspections

Since March 18, 2013, following the adoption of the Regulation to improve building safety (Bill 122) and the Buildings chapter of the Safety Code, the owner of an underground or overhead parking lot of concrete slab construction with a drivable surface which is not laid on the ground has the obligation to present a detailed report to RBQ every 5 years, issued and signed by an engineer, indicating that the parking lot does not represent a safety hazard.

If it is a car park which is 5 years or older from its construction date, the owner must obtain a full inspection report within 3 years from March 18, 2013 (therefore before March 17, 2016). Our procedure includes:

  • Preliminary meeting with the parking garage owner/manager
  • Free estimate in Montréal;
  • Survey, issuance of existing plan, construction document analysis (if available), on-site inspection using the necessary high-tech equipment, photos
  • Complete report to the owner/manager of the parking garage
    • If the parking lot is deemed safe, we will issue a compliance certificate signed by an engineer and send it to the RBQ with copy to the owner/manager and proof of transmission;
    • If the parking lot is deemed unsafe, we will apply Dangerous Conditions Reporting Procedures requested by the Régie du bâtiment du Québec RBQ
    • Inspection registry update as requested by the Régie du bâtiment du Québec RBQ
    • Courtesy reminder 6 months prior to next mandatory inspection
